The monthly payments are due on 1st day of each month.
Late Fee:
A late fee of 5% will be applied to any payments received after the 5th day of each month.
Returned Check:
A fee of $35 will be charged for any check that is returned due to insufficient funds. The landlord has the option to require the replacement of any returned check with a cashier's check or money order. In the event that the tenant submits more than two checks during the lease term that are returned due to insufficient funds, the landlord reserves the right to request that all future rent payments be made using a cashier's check, money order, or wire transfer.
